Enjoy unrivalled, panoramic sea views along Exmouth beach,
across to Dawlish Warren and down the ever-changing Exe

Exmouth has an excellent selection of shops, restaurants and pubs
within a short level walk, although you'll probably want to spend
the time on the sunny wrap around balcony watching a myriad of
activities on the water.
There is access via a lift or stairs to the fourth floor.
The entrance hall leads round into a light and airy open plan
kitchen and living room with floor to ceiling windows on two sides
and patio doors leading to the large wrap around balcony directly
overlooking Dawlish Warren and the estuary. Here you will
find comfortable tables and chairs allowing you to enjoy al fresco
dining.
There is an open-plan luxury kitchen with a wine
fridge, DeLonghi filter coffee machine, breakfast bar and
dining table with seating for up to six guests.
Bedroom 1: The master suite has a king size bed with floor
to ceiling windows and patio doors leading straight on to the
balcony. There is a good size walk in wardrobe and an ensuite
shower room.
Bedroom 2: The second bedroom has views of Pirate Cove and
across the estuary, with a partial view of the marina. This
room has yet another a wall of glass with patio doors opening on
the the rear balcony.
Bedroom 3: The third bedroom has twin beds with partial
marina views.
Bathroom 2: A family bathroom with bath tub, shower, hand
basin and WC.
Parking: Private off-street parking for one car in a
designated space.

The rattan balcony furniture will be removed during the winter
due to the weather, and replaced with a smaller table and chairs
set to be kept in the store cupboard when not in use.
On the eastern bank of the estuary of the River Exe, Exmouth has
everything required for a relaxing break. It is a thriving coastal
town with a nationally renowned RSPB bird sanctuary, long sandy beach, superb
coastal walking along the South
West Coast Path, close to Exeter and with much to do and see -
this all contributes to the town's attraction. In addition to boat
days, lazing on the beach or taking the ferry up the estuary or to
Dawlish Warren nature reserve, there's always Otterton Mill,
Bicton
Park stately home and gardens, the Donkey Sanctuary at nearby Sidmouth, Woodbury
Common, the cathedral city of Exeter, and the all absorbing
Jurassic
Coast with its famous fossil deposits stretching eastwards into
Dorset. In terms of visitor attractions and coastal lifestyle you
won't find much better than Exmouth.
