Welcome to this delightful 2-bedroom terrace cottage, perfectly situated in the picturesque estuary town of Topsham. This charming retreat offers a modern and comfortable stay for up to 4 guests, making it ideal for families, couples, or friends seeking a relaxing getaway.

Step through the front door into a welcoming hallway, which leads to the spacious open-plan living area. The modern kitchen is fully equipped, seamlessly flowing into the dining room and lounge with comfortable seating for four.

There is a downstairs WC at the rear of the kitchen and utility with a washing machine.

From the entrance hall, stairs lead to two bedrooms.

The master bedroom features a luxurious king-size bed and wardrobe space,

The second bedroom offers two 2ft6 single beds which can be made as a king on request and some hanging storage.

The family bathroom is bright and modern, featuring a bath with a shower over.

Outside Space- A rear door leads outside where you'll find a lean-to with the tumble dryer. The private rear garden, complete with a well-maintained lawn and seating area is perfect for morning coffee or evening drinks. At the rear of the garden, there is the garage which can be used for bike or paddleboard storage, plus a space with a desk, chair and wifi connection with electrical sockets.

Parking: Topsham as a town has a residents parking scheme in place on all roads, and pay for parking is on the adjacent Elm Grove Road. There are two pay and display carparks on The Quay and Holman Way.

Alternatively, traveling by public transport is easy, with Topsham train station and regular bus routes into Exeter.

Topsham is a charming waterside town renowned for its boutique shops, riverside walks, and excellent restaurants. This cottage offers easy access to Topsham's attractions, including the estuary, cycle network and exe Estuary Trail, nature reserves, ferry rides and award winning Darts Farm, making it a perfect base for exploring the stunning East Devon coastline. The town itself boasts historic architecture, independent shops, and the famous Goat Walk-a picturesque riverside path. Nearby, you can visit the vibrant city of Exeter with its cathedral, shopping, and museums. For nature lovers, the Exe Estuary is a haven for birdwatching, while the East Devon Area of Outstanding Natural Beauty offers stunning countryside and coastal walks. By car: Exmouth: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth. This leads on the A376 road down into Exmouth. Topsham: From the M5 motorway exit at Exeter follow the signs down the dual carriageway to Exmouth & turn off at the roundabout for Topsham.

By bus: Exmouth & Topsham: From Exeter take route number 57 to Exmouth & Topsham. Approximately 1 hour.

By train: Exmouth has a central train station with good connections. Topsham has a small train station that has a direct line to Exmouth & Exeter with good connections.

By plane: The closest airport is Exeter International. Approximately 20 minutes.
